The 203(k) Process: Offer to Move-In

Dan walks every project through this exact sequence so nothing falls through the cracks.

  1. Buyer finds the property and makes offer
  2. Dan is contacted by Loan Officer/Realtor/Client once contract is ratified
  3. Dan performs initial inspection and prepares work write-up (usually 3–7 days)
  4. Lender runs numbers and issues conditional approval
  5. Appraisal is ordered on “as-is” + “as-repaired” value
  6. Closing occurs – repair funds go into escrow
  7. Borrower selects contractor(s) and work begins
  8. Dan performs draw inspections as work progresses
  9. Final inspection and certification
  10. Lender releases final draw – homeowner moves in
